Direct partner involvement
Two partners, more than forty years of combined experience, and direct contact on every file.
The bulk of the work is property and construction, together with commercial disputes and debt recovery, company and contract matters, and a selected private client practice. That includes complex commercial and construction disputes, among them multi-party and cross-border matters.
We aim to give advice that is clear, properly grounded in the documents and useful in practice. Law firms abroad also instruct us as Cyprus correspondent counsel on the Cyprus element of their matters.
What we commit to
For standard property transactions we give you a fixed completion fee before we take the matter on, so the cost is known in advance. For everything else we agree the basis of our fee with you before any work starts. We aim to reply to every enquiry within one business day.

Frequently asked
Where is the firm, and what does it cover?
Kleanthous & Platis LLC is in Nicosia, at Florinis 7, Greg Tower. We act for Cypriot and international clients across six areas: property, construction, litigation and debt recovery, corporate and commercial, wills and succession, and personal injury claims. It is a registered law company of the Cyprus Bar Association, HE 441973.
Do I need a lawyer to buy property in Cyprus?
We recommend it without reservation, and not because we act for buyers. No notary presides over a Cyprus purchase: the contract is drafted and negotiated by the parties and their advocates, so nothing in the procedure supplies impartial scrutiny by default. The lawyer carries out the Land Registry search that confirms the seller's title, any mortgages and any unauthorised works, drafts and reviews the contract of sale, deposits it with the Department of Lands and Surveys within the period the law allows, and sees the transfer of title through.
Can a non-EU national buy property in Cyprus?
Yes. Citizens of an EU member state buy without any permit, on the same footing as a Cypriot. Nationals of countries outside the Union may also buy, but ordinarily need the approval of the Council of Ministers before the title can be registered in their name, and that application is one we make on the buyer's behalf.
What do your fees look like?
For standard property transactions we give a fixed completion fee before we take the matter on, so the cost is known in advance. For everything else we agree the basis of the fee with you before any work starts. The published fixed-fee services are set out on the fixed fees page.
Can I buy a property that has no title deed?
Yes, though it needs to be structured carefully. Many Cyprus properties, including newly built homes, units bought at auction and assignments of contractual rights, still have no separate title deed of their own. The buyer's protection in the interval comes from depositing the contract of sale at the Land Registry under the Sale of Immovable Property (Specific Performance) Law of 2011, Law 81(I)/2011, which carries a deadline.
